A number of exemptions, concessions and waivers for land transfer duty are available in Victoria. This calculator may not take them into account.
The Victorian Government has announced that stamp duty (land transfer duty) will be abolished for first-home buyers purchasing a home with a dutiable value of not more than $600,000.
This will make the existing first-home buyer 50 per cent duty reduction that applies to the purchase of a home with a dutiable value of not more than $600,000 a full exemption.
Further, duty will be phased-in for eligible first-home buyers who purchase a home with a dutiable value between $600,001 and $750,000.
Subject to the passage of the State Taxation Acts Amendment Bill 2017, the new measures will apply for contracts entered into from 1 July 2017.
A $10,000 FHOG is available when you buy or build your first new home. Your first new home can be a house, townhouse, apartment, unit or similar. A new home can be a home that has been substantially renovated, or a home built to replace demolished premises. It is not an investment property or a holiday house.
The contract price for the home, must be $750,000 or less. For an off the plan purchase it is the contract price not the dutiable value that must be $750,000 or less. When you sign a contract to build a home it is the contract to build price that must be $750,000 or less.
